Annual Meeting 9/12/18

As a reminder, Wednesday, September 12, 2018 is the annual meeting for your community. The meeting will start at 6:30 pm at the Community Clubhouse. If you have not submitted your ballot yet, please submit your ballot prior to the meeting.

Special Assessment

By now each owner should have received a notice in the mail regarding the special assessment that will be assessed to each unit on September 1, 2018. The special assessment will be $226.50 for the purpose of curing deferred maintenance. You may pay the special assessment in one lump sum or in six (6) monthly payments of $37.75, in addition to your regular assessment. All payments must be received by or before February 1, 2019 if you choose to do monthly installments.

The special assessment payment must be a separate check payable to “Stratford Village COA” with “Special Assessment” written in the memo section of the check and mailed directly to Action’s Corporate Office located at2603 Main Street, Suite #500, Irvine, CA 92614. Optionally, payment may be made via credit card or eCheck through www.vivoportal.com. Any late or nonpayment of the special assessment is subject to the Association’s Collection Policy. Any special assessment balance must be paid in full prior to closing escrow on your home.

The owners that currently have ACH withdrawal set up for the regular monthly assessments do NOT need to send additional payment, as the special assessment will be automatically deducted via ACH.

Seal Coating Notice – June 19, 2018

AMS Paving will be resealing and restriping the streets within the Homeowners Association on Tuesday, June 19th, 2018. The streets will be closed to vehicle traffic from 7:00 A.M. that morning until 7:00 AM the following morning. Please have your vehicle moved by 7:00 A.M. that morning to outside the complex. If your vehicle is not moved outside the closed area by 7:00 A.M., it will be towed at the owner’s expense. If you are not going to use your vehicle during that period then you can park your vehicle in your garage, but keep in mind that it can’t be moved for that full period.

If you decide to drive your vehicle on the streets within the complex during that 24-hour period of closure, you will damage the new surface and possibly your vehicle. If this occurs, you will be liable for the cost of repair to the streets and your vehicle.

The landscape company will be turning off all sprinklers by 7:00 A.M. the day prior to the date that the community is being resurfaced and will keep them off until 12:00 P.M. the day after (30 hours). The streets have to be dry for this application. We need your full cooperation. If water runs onto the association streets and the job is delayed while they dry, then the Association will hold you responsible for the additional charges. Please do not do any outdoor watering during this timeframe.

Foot traffic will be allowed approximately 7 to 8 hours after it is completed. The material will be applied wet and will appear a shiny black and when dry it will turn flat black. Please do not walk on the surface when it is wet because it is slippery.

Also, do not rinse or wash down anything with any type of liquid across the asphalt surface during the period.

This project will help beautify and enhance your community as well as preserve the streets. Your cooperation in this matter is greatly appreciated so we can accomplish this project with the least amount of inconvenience.
